Building a backyard home in Frisco
Frisco allows guest houses and garage apartments — with one big string attached.
What Frisco allows
- What's allowed
- A Guest House (detached) or Garage Apartment (attached to a garage) as an incidental use on a single-family lot, per UDC §4.06.
- Renting it
- It may be rented ONLY if the main dwelling is owner-occupied.
- Standards
- Setback, size, and configuration standards vary by which type you build — detached guest house vs. garage apartment follow different rules.
The catch most people miss
The owner-occupancy-to-rent rule: rental income is only legal while you live in the main house. And Frisco HOAs are pervasive — deed restrictions can be stricter than the city.
What it costs
The factory price is only part of the real number — site work, utilities, permits, and delivery/crane are the rest. Your Owner's ADU Roadmap gives a specific budget band for your address, plus the exact permit path and everything you need to run the project yourself (or have us run it).
Rules verified 2026-07-12 from Frisco Unified Development Code §4.06 — Accessory Structure Standards. General guidance, not a determination for a specific property — zoning overlays, planned developments, and HOA/deed restrictions are address-specific.
